Churston Builders – The Torbay and South Hams Builder. Bungalow Conversion in Broadsands Close, Paignton
We were contracted to carry out this bungalow conversion during the Summer of 2019. The job was for structural work up to first fix as the customer was hands on and would complete the finishing work. The bungalow conversion job would involve removal of the existing roof and adding a second floor within the original roof height that incorporated a full length box dormer to the rear and three small gable dormers to the front elevation to create a modern family home. To maximise internal space and give the most flexible options structural steel would provide the ridge line and box dormer structure. Further internal steelwork on the ground floor would support the new second floor rafters and again allow for flexibility on the ground floor. In order to support the extended structure and accommodate layout changes on the ground floor some of the original weight bearing shell was to be rebuilt.
As this Paignton bungalow conversion was a full ‘roof-off’ job a wraparound scaffold with a ‘tin hat’ was required – always nice to work under especially in our changeable weather! Once up the roof was removed and structural work completed on the ground floor and both gables either rebuilt or reinforced. With floor joists in and boarding down the main roof steels were fitted. The structural timber work commenced – with the varied roof structures involved this was an extremely complex job as you can see from our pictures, and a very satisfying to complete. The structure was then insulated with rigid insulation and the roof covered with breathable waterproof membrane and battened ready for the slate. Next on was slate tiles, leadwork and facias along with the windows.
Meanwhile inside the bungalow extension, studwork walls were installed to plan along with first fix electrics and plumbing followed by plasterboarding throughout. This was the end of the job inside.
Externally the dormers were completed with guttering and drainage and finished with a durable textured render which was also applied to all other external walls. Churston builders also installed bifold doors and several new windows to the ground floor elevation.
