Churston Builders carried out this open plan conversion in Preston in 2019. The customer wanted to remodel their property to form an integrated family living space. This would be created by combining the existing kitchen and dining rooms. To bring in more light and link the space seamlessly to the garden and decking area full length windows and bi-folding doors were also part of the plan. These would utilise the dual aspect window spaces already present in the kitchen.
The first job was to remove the existing kitchen and the dividing wall between the two rooms to create the open plan living space. As the wall was providing structural support to the property a rolled steel joist (RSJ) was installed to bear the weight as per the structural engineers specifications. The walls and ceiling were then made good with the RSJ boxed in to building regulation standards. First fix electrics and plumbing were completed to provide plentiful electrical sockets.
The floor-to-ceiling windows and bi-fold doors would utilise the original window spaces so these were extended and prepped to accomodate the new larger windows and doors. Once installed and the area now weathertight, the walls and ceiling could be plastered. The kitchen install could then commence with a smart cream Burford kitchen from Howdens. Carcasses, cupboards and doors going in quickly followed by fitted appliances, worktops and second fix plumbing and electrics.
Oak plank flooring and a neutral decorating scheme completed this smart update that delivers an up-to-date open plan living space with bags of practical space and natural light.
