Churston Builders – The Torbay and South Hams Builder. Four-storey New Build in Brixham
This new build four-storey property overlooking the fish quay and marina in Brixham was build in 2019 on an end terrace plot. The views from the completed property are stunning. Glazing was a big consideration for the project to make the most of the location but had to remain within the bounds of planning.
Preparation of the the groundworks involved utilising the skills of a specialist piling company to complete the required foundations. Once complete work commenced on the block structure. The building at road level appears two-storey but due to its hillside placement there is a lower floor below pavement level. This required a fully tanked (waterproofed and drained) section to prevent water ingress to this lower level using the latest proofing and draining techniques.
As the blockwork progressed the necessary steels were installed and open-web trusses were employed. The advantages of wood and steel trusses together meaning a high strength-to-weight ratio and long span capabilities which allowed for the most flexible layout options on each floor with the need for internal supporting walls. These trusses were braced with steelwork where the new property abutted the existing end wall of the terrace. Roof steelwork was integrated into the structure of the adjoining property.
The roof was finished in slate to tie in with surrounding roofing and the completion of glazing made the property weather tight, ready for first fix trades. The exterior was completed with a textured render. The roof featured an integrated gable running the full width of the rear elevation with Velux windows to the front.
Studwork continued along with installation of a high level of both rigid and roll insulation, first fix plumbing and electrics swiftly followed by boarding and plastering.
Second fix trades then took over with bathrooms, kitchens and final woodwork whilst further works were undertaken to the grounds at the rear on the property. This included a patio area and raised decking created with composite deck boards.
The interior decoration was completed to a high spec with built in storage, tasteful bathroom furniture and a smart high spec glass panelled staircase.
