Churston Builders built this two storey extension with stylish grey glazing and Juliet balconies in Green Park Road, Paignton during 2019
This two-storey extension across the rear of a detached reverse-level property was constructed to enable a full floor of open plan living. The top floor features a large kitchen through to dining and living area with full height patio doors to make the most of views over Occombe Valley Woods and beyond.
Footings were dug and set and the blockwork went up smoothly using an inner skin of blocks, 50mm rigid insulation and matched brick facing. The upper floor was to be clad with contemporary low-maintenance rigid PVC cladding in grey to match the new windows and doors. Once the two-storey blockwork was completed and flooring joists put in place the roof trusses were installed and work commenced to tie in the extended roof structure to the existing roof line. The roof was completed with the inclusion of two Velux windows then prior to first fixes being completed for plumbing and electrics the internal modifications were started. This process involved removal of the existing rear wall to create the walkthrough. The required steels were installed to brace the large internal space where the existing ceiling met the new pitched ceiling of the extension.
Once these structural works were complete first fix went in and work commenced on boarding and plastering. The space was completed with a stylish dark blue kitchen and the flooring boarded and feather finished ready for a smart floor covering.
This extension with its contemporary external look and highly useable space has bought this property right up to date and in line with family living trends.
Design tip – Incorporating Juliet balconies into an extension design mean a full-length opening window (French window) can be installed on an upper floor in full compliance with building regulations whilst ensuring the safety of the home owner, their children and pets!
