Churston Builders – The Torbay and South Hams Builder. Two storey extension/annexe in Brixham
Churston Builders, the Torbay and South Hams Builder, completed this two storey extension/annexe with pitched and flat roof section plus a conservatory to form a ‘granny flat’ aside an existing terrace house.
This project involved building a two storey extension matching in with the pitch of the existing property with a flat roof extending to the existing extent of the rear of the property then a further single storey structure with conservatory to the rear boundary. This would provide a ‘granny flat’ type extension with shared rear garden but with the benefit of being self-contained with two bedrooms and kitchen diner and bathroom.
First task was to remove the existing garage structure and make good the adjoining structure ready for the build which would butt-up to the boundary. Footings and concrete pads were formed to building regs to support the two storey annexe along with the necessary service connections for water, sewage and energy. The build was a double skin of blocks with rigid insulation. The build proceeded quickly upward with scaffolding from our sister company Churston Scaffolding.
Next was the joist structure for pitch and flat roof. Once completed the roof was tiled to match the existing property. A light tube was also added, a popular choice with modern builds, that floods the property with natural light giving both a more pleasant naturally lit environment as well as a saving in electricity!
First fix trades were completed internally, windows and conservatory fitted and the build made secure. Second fix and interior finishing then got under way whilst the exterior was rendered and finished with a Tyrolean finish to match the existing property. The front of the property was then decorated to match and the short driveway finished in concrete.
