Churston Builders, the Torbay and South Hams Builder, built this modern spacious new build property during the summer of 2017 in Ilsham, Torquay.
This was a great opportunity to build an architect designed property with innovative design and a host of clever features, its internal finish complementing its contemporary style. The property has deceptively spacious proportions, with a separate building adjacent to the main house providing versatile extra space. Included were an open plan kitchen/dining room, utility, shower room, living room, ground floor bedroom 3, bedroom 1 with en-suite and balcony, bedroom 2 with a separate bathroom.
The location of the building plot on the edge of a limestone outcrop meant the removal of and digging through bedrock to set the footings at the required depth. This involved the use of specialist drilling machinery and screening of the site for safety. The services and drainage scheme were installed and then the footings were poured and the structure started with a double-leaf of blocks. At this point the concrete subfloors were poured over a hardcore and sand base and vapour barrier membrane.
To allow for the wide span of the build, steels would support the first floor joists and to brace the span at roof level open-web trusses were employed. The advantages of wood and steel together meaning a high strength-to-weight ratio and long span capabilities which allowed for the most flexible layout options on the first floor. The roof was completed with natural slate and velux windows to bring more light to the upper floor rooms.
The interior progressed with first fixes for the trades then joinery and partitioning through to plastering stage. This was followed by second fix and installation of bathrooms and kitchen. Externally the lower floor was rendered and the upper floor clad in natural cedar. The first floor balcony leading out from the master bedroom was finished with glass and stainless steel.
The exterior grounds were finished with a mixture of concrete flagstones and pavers and the was bounded by a limestone wall and a screen of fir trees.
